    BUY/SELL TIPS

When BUYING what’s the difference between using a BUYER’S Agent and a SELLER’S Agent:

    ¨       The buyer’s agent works for you, the buyer, exclusively and will put your interests above     everyone else’s.

    ¨       The seller’s agent is duty-bound to the homeowner; therefore the buyer’s best interests will     often come second.

    ¨       The buyer’s agent holds no bias to one house as opposed to another.  They are paid     regardless of which property you choose.

    ¨      The seller, NOT the buyer of the home, pays for all commissions.  Therefore, a buyer’s agent’s     services are at absolutely not cost to the buyer!

    What is a BUYER’S Agent?

            A buyer’s agent represents the buyer of a property only.  They will work directly with the buyer     in finding a home suitable to the buyer’s needs, write the offer(s), negotiate the deal with the seller     and listing agent, then, upon an accepted offer, the buyer’s agent will perform all of the necessary     duties to close the deal.

    SELLER’S make your home more appealing to BUYER’S

    ¨       Give every room in the entire house a thorough cleaning.  (Hiring a professional cleaning     service may be a good idea)

    ¨       Remove all clutter, you may even want to rent a storage room to put extra furnishings to     create a more spacious look.

    ¨       Put away all appliances (i.e. Blenders, toasters) that are normally left on counters.  This gives the     illusion of more counter space.

    ¨       If necessary, repainting dingy, soiled or brightly colored wall with a neutral shade of paint such     as white or beige.

    ¨       Clean all windows inside and out.  Also, replace all broken or cracked windowpanes.

    ¨       Inspecting and repairing the plumbing, heating, cooling and alarm systems.

    ¨       Buy new fluffy towels for the bathroom that are only to be used for appearance.

    ¨       Make sure carpeting is free of stains and having it professionally cleaned if necessary.

    ¨       Always make sure your home smells terrific. (i.e. plug-in air fresheners, burn candles just blow-    out before leaving, potpourri, etc)

    ¨       Have soft music playing (i.e. classical, instrumental)

    ¨       If showing is at night try to use the most attractive lighting scheme.  Lamps are usually better     than over-head lights.  They create a more claming, home like environment.
